Regular Management Duties
If, when we take on management of a new property, there are any vacant units, we prepare them for occupancy, advertise the available units, conduct showings to prospective residents and process applications that are received from showings. Our advertising sources include our website, Craigslist, flyers, signage, banners, and newspaper advertising.
For each managed property, we manage the following tasks for the property owner:
- Market evaluation and setting appropriate rent structure
- Advertising and showing of property
- Evaluation and screening of potential residents
- Preparation and completion of all rental agreements and associated paperwork. Collection of deposits and rents.
- Completion of all maintenance requests
- Inspection of interior property on an annual basis and exterior inspections on a monthly basis
- Payment of bills relating to property along with owner disbursement of income
We stay on top of Maintenance Issues
We have set standards for all of our properties and expect that we will be able to maintain your home to our company’s standards in order to provide a quality home for our residents to enjoy. We complete monthly exterior inspections of all properties and an annual interior inspection of each unit that is owned or managed by the company. After the annual inspection recommendations are made to the various owners of improvements that may be needed in the following year or upon turnover.
As a result of these inspections, and resident feedback, you may be requested to allow certain improvements or repairs to your property. Any maintenance item under $500.00 will be completed at the property manager’s discretion. Any maintenance item over $500 requires approval from the owner, unless it is an emergency where we must make a decision immediately in order to protect the value of your property.
A Focus on Resident Satisfaction
At Central Washington Properties it is our goal to exceed the expectations of our customers and residents and provide them with exceptional customer service, along with a clean, well-maintained home. We provide all of our residents with the support of outstanding maintenance departments staffed with six employees to ensure timely repairs, along with a 24 hour on-call staff member at all times for after-hour emergencies. Our staff is highly trained and experienced to handle issues with maintenance, non-payment of rent or other charges along with finding well qualified residents.
Rent Payment Policies
We maintain a strict rent payment procedure to ensure prompt payment of rent. Rent payments are due on the 1st and payable by the 5th of the month. On the 6th we issue a 3-day pay or a vacate notice along with a phone call and a follow up email. We stay on top of late payments with late fees and work to ensure that your property is not being occupied by non-paying tenants.
Management Fees and Payment Schedule
The fee schedule for Property Management is set forth in the Agreement for Management of Real Estate. Owner disbursements are scheduled for the 27th of each month and are deposited directly into the owner’s bank account with an owner statement emailed at that time. Owners also have the ability to access the Owner’s Portal which enables you to track maintenance, income and expenses at any time.
